Security cabins are important in day to day lives by defending people from possible crimes while also bringing comfort and safety in any areas. They are found almost everywhere in varying types, structures and features with the consideration of purpose, cost, location, weather and the level of guard comfort. This page gives you the component-level specification that lets you compare quotes properly, and lists 20 verified UAE manufacturers with what each one signals it builds. For delivery, lifting, siting, relocation and hire, see portable security cabins.
With its main headquarters in Ajman, Kazema Portable Toilets offers a wide range of high-quality security cabins in standard, prefabricated, and modular options, which are available in rectangular and curved shapes. These cabins are suitable mostly for the construction, residential, commercial, and non-commercial sectors. They supply units across the seven Emirates in the UAE and in other Middle Eastern and African countries.
Each of their heavy-duty cabins is made of high-grade, corrosion-resistant galvanized steel and is prefitted with an AC, power sockets, and exhaust fans, along with interior LED lighting and external weatherproof spotlights. The hidden wiring channels, structural mounting points, and empty conduits are installed inside the wall during the manufacturing phase to connect CCTV cables without the need for drilling. All of their cabins are ISO and HSE certified and meet strict industrial guidelines. The use of insulated sandwich panels made of 50mm Polyurethane (PU) ensures that the cabin interior remains cool during the summer. Their fire-rated units are certified with A60 fire protection and are commonly used in oil and gas sites and industrial areas, and could be further upgraded with ballistic-proof windows made of polycarbonate laminate glass. Their VIP cabins are curved in shape to blend with outdoor events and are integrated with premium cladding and a restroom with sanitaryware.
The units can be customised based on given dimensions, design, insulation materials (PU foam or Rockwool), flooring (vinyl, aluminium, or ceramic), ACs, and toilets. The security cabins are available at budget and premium costs depending on the specifications. Contact Kazema Portable Toilets at 055-6025765 for an instant quote on heavy-duty certified security cabins.

Specification figures on this page are typical industry values for UAE prefabricated cabins, given so you can frame the right questions. Always confirm the actual figures against the manufacturer's datasheet and certificates for the cabin you are buying.
Each company below is listed with the area it operates from and the product categories it lists. The third column is the useful one: it shows what each manufacturer signals beyond a standard cabin, which is how you shortlist three companies instead of emailing twenty.
Sajaa, also spelled Sajja or Sajjah, is the UAE's prefabrication heartland: 17 of the 20 manufacturers on this page operate from Sharjah. They sit within a few kilometres of each other, which makes it realistic to inspect finished cabins at three yards in a single afternoon before committing. Hamriyah Free Zone adds free zone manufacturers, relevant if you need free zone documentation.

No manufacturers are currently listed with a base in these emirates. Sharjah and Ajman factories deliver nationwide, but a cabin travels as a full truck load, so always ask for the delivered price to your exact site rather than the ex-factory price.

A cabin is seven systems bolted together. Price differences almost always come from one of them. Work down this list when you compare quotes.
The base carries the whole cabin during lifting and transfers load to the ground. It is also where UAE cabins die first, because standing water plus steel equals rust.
| Element | Typical specification | What to ask |
|---|---|---|
| Base frame | Steel channel or hollow section, often around 100 to 150 mm depth | Section size and steel thickness |
| Cross members | Spaced to support the floor without deflection | Spacing in mm |
| Corrosion protection | Galvanised, or primed and painted; galvanised lasts longer in coastal air | Galvanised or painted, and coating thickness |
| Lifting provision | Forklift pockets, lifting lugs or eye bolts at four points | Rated capacity of the lifting points |
| Ground clearance | Raised on the chassis so water does not sit against the floor | Clearance in mm |
The frame holds the panels, the roof load and the door and window openings, and resists the twisting forces of a lift.
| Element | Typical specification | What to ask |
|---|---|---|
| Section | GI or MS hollow section, commonly 40 × 40 mm to 75 × 75 mm | Exact section and wall thickness in mm |
| Wall thickness | Commonly 1.5 mm to 3 mm | Stated in the quotation, not verbally |
| Finish | Galvanised, or shot-blasted, primed and painted | Which, and how many coats |
| Roof structure | Purlins or frame able to carry a person for maintenance | Whether the roof is walkable |
Sandwich panels are two steel skins bonded to an insulating core. The core type and the thickness decide how hot the cabin gets in August, how it behaves in a fire, and a large part of the price.
| Core | Typical density | Approx. U-value at 50 mm | Typical reaction-to-fire class | Best use |
|---|---|---|---|---|
| EPS (expanded polystyrene) | About 14 to 16 kg/m³ | About 0.70 W/m²K | Weakest of the four; combustible | Short-term and budget units only |
| PUF (polyurethane) | About 38 to 42 kg/m³ | About 0.40 W/m²K | Better than EPS; grade dependent | General site and gate cabins |
| PIR (polyisocyanurate) | About 38 to 42 kg/m³ | About 0.40 W/m²K | Better than PUF; chars rather than melts | Where insulation and improved fire behaviour are both needed |
| Rockwool (mineral wool) | About 100 to 120 kg/m³ | About 0.72 W/m²K | Best of the four; non-combustible core | Fire-rated cabins, fuel and industrial sites |
Note the trade-off that catches people out: rockwool is the best fire performer but a worse insulator per millimetre than PUF or PIR. A fire-rated rockwool cabin therefore often needs a thicker panel to stay as cool as a PUF cabin, which affects both price and internal space.
| Panel thickness | Approx. U-value (PUF or PIR) | Practical effect in UAE summer |
|---|---|---|
| 50 mm | About 0.40 W/m²K | The common default; adequate with a correctly sized AC and shaded glazing |
| 75 mm | About 0.28 W/m²K | Noticeably cooler and a smaller AC load; worth it for a permanent, sun-exposed gate |
| 100 mm | About 0.21 W/m²K | Best comfort and lowest running cost; usually specified for the roof |
The roof takes the most direct solar load, so a sensible specification is often a thicker roof panel than wall panel. Ask for both separately; a quote that states one thickness for the whole cabin may be putting the thin panel where it hurts most.
Panel skins are typically pre-painted galvanised steel around 0.4 to 0.5 mm. Thinner skins dent easily and show oil-canning. Ask for the skin thickness in mm and the paint system, and check the coastal suitability of the coating if the cabin is near the sea.
| Finish | What it is | Buy it when |
|---|---|---|
| Pre-painted steel panel | The panel skin itself, in a standard colour | Site and industrial use where appearance is secondary |
| Aluminium composite panel (ACP) | Cladding over the structure, colour-matchable, sharp architectural finish | Malls, hotels, showrooms, premium communities. Liberty Building Systems FZC lists this |
| GRP or fibreglass shell | Moulded composite with no steel skin to corrode | Coastal, humid or regularly washed-down locations |
| Container shell | Converted or container-style steel body | Remote or high-risk sites needing a heavier, harder shell |
If you specify ACP, ask which core the panel uses and for its fire classification. UAE fire regulations have tightened considerably on cladding cores, and this is a question your contractor or consultant may well ask you.
| Element | Typical specification | What to ask |
|---|---|---|
| Glass | Around 5 to 6 mm, tinted, in aluminium frames; toughened where required | Thickness, tinted or clear, and whether toughened |
| Window type | Sliding aluminium, sometimes with a service or serving hatch | Sliding or fixed, and how many openable panes |
| Glazed faces | Two or three faces standard; four for kiosks and toll booths | Number of glazed faces and their orientation |
| Door | Aluminium or steel, outward or inward opening, with cylinder lock | Material, lock type, opening direction and whether it can be locked from inside |
| Security upgrades | Laminated or security glazing, grilles, reinforced door | Available or not, and at what cost |
Orientation matters more than most buyers realise. The largest glazed face pointing west takes the full afternoon sun exactly when temperatures peak. Specify the glazing layout relative to the compass and the direction the guard must watch, not just "three sides glass".
| Element | Typical specification | What to ask |
|---|---|---|
| Floor deck | Marine or waterproof plywood, commonly around 18 mm, on the chassis | Board type and thickness, and moisture resistance |
| Floor finish | Vinyl sheet, ceramic tile or chequered steel plate | Finish type and edge sealing at the perimeter |
| Internal lining | Panel inner skin, or PVC and gypsum lining | Lining material and how joints are finished |
| Ceiling | Panel underside or a separate lined ceiling | Whether there is a service void for cabling |
A cabin runs lighting, sockets, an air conditioner and often CCTV and access control on one small supply. Undersized electrics are a common corner cut.
| Element | Typical specification | What to ask |
|---|---|---|
| Distribution board | Small consumer unit, commonly 4 to 8 way | Number of ways and spare capacity |
| Protection | MCBs per circuit plus residual current protection | Whether RCD or ELCB protection is included |
| AC circuit | A dedicated circuit and isolator for the air conditioner | Dedicated or shared with sockets |
| Sockets | Two or more 13 A switched sockets | Quantity and position |
| Lighting | LED interior fitting, plus an external light over the door | Internal and external lighting included or extra |
| External fittings | Weather-rated fittings for anything outside the shell | Ingress protection rating of external fittings |
| Earthing | Earth terminal and provision for an earth connection on site | How earthing is terminated and who provides the earth rod |
| Supply inlet | Industrial inlet socket or gland plate for the incoming cable | Inlet type and rating, and cable size assumed |
The AC can only remove the heat the panels let in. Insulation first, then cooling.
| Cabin size | Commonly supplied with | Specify a larger unit when |
|---|---|---|
| 3 × 3 to 4 × 4 ft | Around 0.75 to 1 ton (roughly 9,000 to 12,000 BTU) | West-facing glazing, 50 mm panels, unshaded position |
| 5 × 5 to 6 × 4 ft | Around 1 to 1.5 ton | Three or four glazed faces, or equipment generating heat inside |
| 6 × 6 to 8 × 8 ft | Around 1.5 to 2 ton | Two guards, monitors and access control equipment inside |
| 10 × 8 ft or larger | 2 ton or more, sometimes split zones | A toilet compartment or a separated rest area |
These are the capacities commonly fitted rather than a calculation for your cabin. Solar gain through glass, panel thickness and orientation change the answer significantly, so ask the manufacturer to confirm the capacity for your specification and site, and ask whether the quoted AC is a window or split unit, who installs it, and whether it carries its own warranty.
| Element | What it means | What to ask |
|---|---|---|
| Reaction to fire | How the panel core behaves when exposed to fire | The classification and the test standard behind it |
| Fire resistance | How long a rated panel maintains integrity and insulation, expressed in minutes | The rating in minutes and the certificate covering that exact panel |
| Core type | Rockwool cores are non-combustible; PIR performs better than PUF; EPS is weakest | Core type stated in the quotation |
| Detection | Smoke or heat detector, standalone or linked to the site system | Included or extra, and whether linking is possible |
| Extinguisher | Portable extinguisher of the correct class, with a bracket | Included, and of which type |
| Escape | Door opening direction and unobstructed exit | How the door opens and whether it locks from inside |
Fire-rated construction is commonly required at fuel stations, industrial and oil and gas facilities, and warehouses with flammable storage, and many main contractors and insurers specify it as standard. Eco Planet Industries LLC, Arshia Sultan Hardware & Prefab House Tr and FAB Home Industrial LLC SPC list fire rated cabins. Always ask for the certificate covering the actual panel used, not a general company statement, and confirm the current requirement with the authority or your consultant.
External size includes the frame and cladding, so always confirm internal clear dimensions. Weight matters even on this page, because it decides whether your site can use a forklift or needs a crane.
| Size (ft) | Approx. metric | Guards | Fits inside | Indicative weight class |
|---|---|---|---|---|
| 3 × 3 | 0.9 × 0.9 m | 1 standing | Standing room and a shelf | Lightest; forklift handled |
| 4 × 4 | 1.2 × 1.2 m | 1 seated | Chair, small counter, AC | Light; forklift handled |
| 5 × 5 | 1.5 × 1.5 m | 1 seated | Chair, counter, cabinet, monitor | Light to medium |
| 6 × 4 | 1.8 × 1.2 m | 1 to 2 | Desk, two chairs, monitor | Medium |
| 6 × 6 | 1.8 × 1.8 m | 2 | Desk, storage, small fridge | Medium |
| 8 × 8 | 2.4 × 2.4 m | 2 | Desk, seating, storage, space for a small WC | Heavier; usually crane or hiab |
| 10 × 8 | 3.0 × 2.4 m | 2 to 3 | Office layout with attached toilet | Heaviest; crane |
Ask every manufacturer for the actual finished weight in kg. Container-based cabins are substantially heavier than panel cabins of the same footprint, which changes the lifting equipment and the cost of every future move. Lifting, access and crane selection are covered on the portable security cabins page.
Count the guards on the busiest shift, not the average, then add footprint for everything mounted inside: CCTV monitor and recorder, access control panel, intercom, barrier controls, visitor log desk, key cabinet and a small fridge or water cooler. Each of these eats wall or counter space that the size table assumes is free. If a guard works a twelve-hour shift with no nearby facilities, plan a toilet compartment or budget a separate welfare unit.
Copy this, fill in your requirements, and send the identical document to three manufacturers. Quotes then become comparable, and any supplier who cannot complete it has told you something useful.

Rather than arguing over price, decide which tier you are buying and compare like with like.
| Tier | Typical build | Suits | Watch out for |
|---|---|---|---|
| Budget | Lighter frame, EPS or thin PUF panels, basic electrics, minimal glazing | Short projects, temporary checkpoints | Summer heat, early corrosion, poor resale |
| Standard | Galvanised base, 50 mm PUF panels, proper DB, 1 to 1.5 ton AC, two or three glazed faces | Most construction sites and gates | Confirm roof thickness separately |
| Premium | 75 mm panels, ACP or GRP finish, upgraded glazing and interior, better AC | Communities, malls, hotels, corporate entrances | Lead time is longer for custom finishes |
| Fire-rated | Rockwool-cored panels, certified assembly, detection and extinguisher | Fuel stations, industrial, oil and gas, regulated sites | Certificate must cover the exact panel used |
| High security | Container or reinforced shell, security glazing, reinforced door | Remote, high-value or high-risk sites | Weight affects every future lift |
The cabin price is one line in a longer bill. Budget for the rest before you commit.
| Term | What to pin down |
|---|---|
| Drawing approval | A general arrangement drawing issued and approved before production starts |

| Inspection | Whether you may inspect at the factory before dispatch |
| Delivered price | Price to your site, with exclusions listed |
| Warranty | Separate durations for shell, external finish, electrical and AC |
| Defect response | Response time and who attends site |
| Spares | Availability of matching panels, glazing and door hardware |
| Symptom | Root cause | Specification fix for next time |
|---|---|---|
| Unbearable by mid-afternoon | Thin panel, undersized AC, west-facing glass | 75 mm panels, thicker roof, orientation planned at order stage |
| AC runs constantly and trips | Undersized unit or shared circuit | Dedicated AC circuit and capacity confirmed against glazing area |
| Rust along the base | Standing water, painted rather than galvanised chassis | Galvanised chassis and raised ground clearance |
| Water ingress at glazing | Sealant failure or frame movement | Better glazing frames, and level siting |
| Door will not close | Frame twisted by uneven ground or a bad lift | Heavier frame section, rated lifting points, level base |
| Panel skin dented and buckled | Thin steel skin | Specify skin thickness in mm |
| Dust inside after storms | Worn seals | Better door and window seals, brush strip |
PUF or PIR gives the best insulation per millimetre, which matters most for summer comfort. Rockwool is the choice where fire performance governs, at the cost of insulation per millimetre, so a rockwool cabin often needs a thicker panel to stay as cool.
50 mm is the common default and works with a correctly sized AC and sensible glazing orientation. For a permanent, sun-exposed gate, 75 mm walls and a thicker roof noticeably reduce heat gain and AC running cost.
UAE cabins typically use GI or MS hollow sections between about 40 × 40 mm and 75 × 75 mm, with wall thickness commonly 1.5 to 3 mm. Ask for the exact section and thickness in the quotation, especially if the cabin will be lifted repeatedly.
Ask for the certificate covering the exact panel used, with the rating and the test standard. Eco Planet Industries LLC, Arshia Sultan Hardware & Prefab House Tr and FAB Home Industrial LLC SPC list fire rated cabins.
Small booths are commonly supplied with around 0.75 to 1 ton and larger gate houses with 1.5 to 2 ton, but glazing area, panel thickness and orientation change the answer. Ask the manufacturer to confirm for your specification.
Liberty Building Systems FZC lists aluminium cladding security cabins. If you specify ACP, ask which core the panel uses and for its fire classification.
